The Realtor's Pre-Listing Cleaning Checklist (Show-Ready in One Visit)

A practical pre-listing cleaning checklist for GTA realtors — what to have cleaned before photos, how to brief a crew, and how to book it in one visit.

Here's the short version for busy agents: give the cleaner five details up front (size, condition, occupied or vacant, access, and your deadline), have them deep-clean the kitchen, bathrooms, floors, interior windows, and all the dusting and detailing throughout, and treat any odours before photo day. Book it as a single-visit job, get before-and-after photos and one invoice, and your listing goes live looking its best. The full checklist and how to brief a crew are below.

You already know a clean listing photographs better, shows better, and sells faster. The friction isn't knowing that — it's coordinating the clean on top of staging, photography, sign install, and a seller who wanted to be on the market yesterday. This checklist removes that friction so cleaning becomes the easy part of your pre-listing week, not another thing to chase the night before the shoot.

Before you book: the five details a cleaner needs

Send these five things up front and you'll get an accurate quote and a right-sized crew the first time — no site visit, no back-and-forth, no surprise on the invoice.

  1. Size — bedrooms, bathrooms, and roughly the square footage or the number of levels. This sets the crew size and the hours.
  2. Condition — lived-in and dusty, heavy kitchen grease, a pet home, a smoker's home, or fairly tidy. Be honest; underselling the condition just creates a re-quote on the day. Honest condition sets the right price and the right expectation.
  3. Occupied or vacant — furnished and occupied (the crew cleans around contents) or empty. If the home is fully cleared out, a move-out clean is usually the better-scoped, better-priced job.
  4. Access — lockbox code, key handoff, or you meeting the crew. Include any alarm details or parking notes for condos and gated complexes.
  5. Deadline — the photo and showing date, so scheduling works backward from it. Tight windows are fine; we just need to know.

A good cleaning partner can quote from those five details plus a few photos, usually the same day. If a cleaner needs a full in-person estimate before they'll give you a number, they're not built for the pace agents actually work at.

The show-ready checklist

This is what "show-ready in one visit" actually covers. Hand it to your crew or check it against their scope:

How to make it effortless

The easiest path is a single crew that does this entire list in one visit, sends you before-and-after photos for your file, and hands you one invoice you can pass to the seller or expense against the listing. No juggling separate people for the kitchen, the carpets, and the windows. No standing around to supervise.

That's exactly how our pre-listing cleaning for realtors service is built. You send the address and the timeline; we return a firm, all-in quote — usually the same day — deep-clean the home on schedule, and send photos plus one invoice. Early mornings, weekends, and tight pre-photo windows are all fair game, because we know your schedule is driven by the listing, not the other way around. For the seller-facing version of this prep that you can forward to clients who want to DIY, share how to get your home ready for sale.

What it costs (so you can set seller expectations)

Pre-listing deep cleans across the GTA run $599–$799 all-in, taxes included, by size and condition.

Listing Typical range*
Condo / small home $599–$679
3-bed home / townhouse $649–$749
Larger or heavily lived-in home $749–$799+
Vacant unit (move-out scope) quoted by size

*All-in, confirmed from a few photos. Recurring-agent and multi-listing pricing available.

That's a number you can quote a seller with confidence, and it's small enough next to the price swing a strong listing photo protects that most sellers say yes on the spot.

Why agents keep us on speed dial

Reliability is the whole pitch. The complaint agents have about cleaners is that they cancel, run late, or cut corners the moment a job is tight — right when you can least afford it. We built the opposite: on-time crews, fully insured and equipped, that treat your photo date as the deadline. One point of contact, the same standard on every listing across Scarborough, Toronto, Etobicoke, North York, and Markham, and a re-clean if anything's genuinely missed. That's how a vendor relationship lasts past the first listing.
